Coverage map in post #1 is incorrect as it shows coverage of version 2012.10 (Uganda and Kenya). New version 2012.30 also includes Tanzania as per image below:
Edit: Image in post #1 has been updated and now reflects the correct coverage map.
It sure looks like Garmin combined a topo map with a City Navigator map... At least it would explain the exorbitant growth of the file size!

I am currently downloading it. I failed twice due to my internet connection.
It certainly looks like a topo map with City Navigator Map. I however checked it out in the official website that streams it to the computer (you can see it in thislink) but I was not convinced. There are many streets that are not routable. As I am situated in Nairobi, if the download succeeds, I will let you know what exactly is going on.Code:Please Login or Register to see the links

I have just downloaded it and checked it out and it is topo with city navigator. The roads have many more mistakes than other versions, at least in the part of Nairobi where I live. If anyone is interested in my checking out something specific, I will willingly do it and post the results here.

Could you please indicate what you mean by 'mistakes'? Bear in mind the coverage of this map is not as detailed as - for instance - Western Europe. So not all roads may be included.
Also, what other versions do you refer to? The only other version I am aware of is 2012.10 which covers Uganda and Kenya (also "Major urban areas with intertown roads" covered only).

As seen in post #1 there's extra road data provided by Tracks4Africa in this release. Adding to that the fact that Garmin has acquired GARMAP gives some indication of how this map will evolve.

NT maps are only used if there is routing data. NT maps doesn't allow you to untick/deselect routing data in MapSource. If one compiles a map that doesn't have routing and enables NT compression, you will get a larger size than a NON-NT map.
Garmin East Africa NT 2012.30 is 390 MiB with NT compression and GARMAP East Africa Streetmaps v1.3 is 39 MiB NON-NT.
Let's see the outcome when Garmin and GARMAP merges their map products.
